THE FARMHOUSE
No.3 Champagnac is a 150 year old farmhouse in the western Dordogne which has been tastefully converted into a 4 Bedroom, 3 Bathroom home ideal for family holidays.
It has beautiful southerly views across rolling countryside, and a shady terrace from which to watch the sun go down and broadband too to check the web.
A swimming pool of approximately 14x9m plus an all-weather tennis court are shared with five adjacent properties.

The Farmhouse
- Lounge area downstairs with original stone fireplace with log burner, two comfortable sofas and easy chair, TV with satellite UK TV and radio channels, DVD and CD players, French windows opening onto the terrace. There is a Broadband connection, a good selection of books, DVDs and board games.
Dining area with table and chairs for 8, and French windows opening onto the terrace.
Hall with hot water boiler and cupboard containing ironing board, cleaning equipment, tennis racquets and balls etc.

- Open plan fitted kitchen, with fridge-freezer, dishwasher, washing machine, electric cooker, microwave, toaster, and a good selection of crockery and cooking equipment.
Bedroom 1 with double bed, built in wardrobe, and southerly views.
Bathroom with wash basin, toilet, bath with shower over, and heated towel rail. - Broadband connection.

- Bedroom 2 with king size bed, built in wardrobe, and southerly views.

Bedrooms 3 with twin beds and southerly views.
Bedroom 4 with twin beds and Velux window.

Each bedroom has chest of drawers, rugs, bedside tables, reading lamps, and mirror, and there is a selection of electric heaters, fans, and hairdryers. The two double rooms are in effect en suite as the bathrooms are adjacent, the third bathroom being shared between the twin rooms.

Outside
- There is ample off-road parking, and extensive shared grounds as well as a private garden area. There are sun loungers and dining furniture for the terrace and a barbecue for your use.
The pool is normally in use from May to the end of September. The pool and tennis court are shared with the other properties on the site, and conditions of use must be observed (see information pack on arrival). - Check Availability and get a Booking Form

Cleaning and Laundry
- All utilities and towels are included, with the exception of Pool Towels.
The house is cleaned before your arrival, and should be left in a clean and tidy condition on your departure.

The nearest town is Riberac, located 4 miles away.
The nearest airport for flights from the UK is Bergerac, 39 miles away. A car is essential.
